This 200-year-old village home in Brockenhurst has recently been completely refurbished by expat’ owners who live in New Zealand for part of the year and their love of the outdoor life shows.
The house is in a cul-de-sac on the edge of the sleepy village. Wild ponies will wander past, the National Park in its leafy glory surrounds you, cows shamble up the village High Street… welcome to Brockwell in Brockenhurst.
Whilst set up for adults, families will be very happy here. This property is suitable for up to two babies and those with children over 8 years old due to the luxury of the interior. Children will love escaping into the wild to climb trees, getting muddy knees exploring the forest or walking to the nearby play park.

Inside...
We can’t overstate that life in this particular village is hugely affected by the New Forest wild animals. Based on rights going back for centuries, it is animal access all areas… including the little street this house watches over. Walk to the shops and you’ll meet donkeys mooching outside the mini Tescos or sleeping on pavements. Cattle sleep in the middle of the road. Last year, in the house just opposite, a donkey gave birth on their driveway!
The house is an oasis of calm in this already sleepy village. Walk inside and the serene style here will soon unruffle your feathers. It is smooth throughout; neutral base colours, sleek finishes and considered touches. The garden cabana is a clever design and allows for inside/outside living in style.
This period property is over 200 years old but the house itself recently had a full make-over by local interior designer company, 'Willow' of Lymington. Now the atmosphere is bang on trend; fresh and calm. The new, open-plan kitchen-sitting room is well kitted out. It's light and bright, stretching from from one side of the house to the other. A butler sink, a big mirrored window, Moles Breath paint from Farrow and Ball... the interior designers didn't miss a beat. You'll also find a glossy AGA, a gas hob, two electric ovens and a full set of new SMEG appliances. The kitchen table seats 8.
The ground floor open plan living space flows into a west-facing garden of grasses and olive trees that’s perfect for relaxing and entertaining. There is a light-festooned cabana with squishy cushions on deep rattan sofas which is a comfortable outdoor room whatever the weather. It provides shade in summer and somewhere to snuggle under a blanket with a glass of wine or a hot chocolate on cooler days and evenings.
The sitting room area is cosy with deep sofas for 5. It's built for getting cosy and chatting. Fancy some music? Sonos speakers will give you amazing sound quality - just make sure you've got your app and details with you.
Upstairs you'll find 3 chic bedrooms. The Master bedroom, with an en-suite rain shower and space for a travel cot. There is also a king size double room and a twin with singles that can be joined together into another king sized double. The style is modern, genteel and everywhere nods to the forest. We particularly love a tailored seat of lush green velvet in the main bedroom. The sparkling family bathroom has a shower over bath with overhead rain and hand held shower.
Outside...
From the kitchen there are two big glass doors that open into a neat, enclosed garden with the 'cabana' outside space that takes centre stage. It's kitted out with squishy sofas to seat 6. Next to it a picnic table and benches to seat 8. The sun hits in the morning and afternoon through the warmer months. In winter anyone wanting a quiet spot for evening chats should head to the cabana with rugs and a glass of wine or creamy hot chocolate. The cosy atmosphere is enhanced by the trendy festoon lighting. The garden is simply planted and softened by climbing clematis and scented plants.
The garden is at the back of the house and very well landscaped. The lawn is astroturf so perfect all year! There is a BBQ-kitchen area right under the kitchen window, to allow platters and ingredients to be passed outside. It's another thoughtful touch from the well-travelled owners who have owned top-of-the-class holiday rental properties before.

The house is semi-detached and shares garden borders with several other village houses. The road here is a cul-de-sac so there is little traffic. Except for the ponies everywhere so make sure you close the gate!

Downstairs is all on one level with an easily accessible toilet. There are good bannisters here.
