Ban on all outdoor music at all times, outdoor quiet time from 10pm to 10am, etc. The maximum guests allowed under law are 8 (Adults, kids, babies) + 2 additional kids under 12 years.
You are greeted by the manicured front yard and make your way up the lily pad drive arriving at the frosted glass entrance. The home opens up to the main living area with 15’ vaulted and beamed ceilings, clerestory windows and a quintessential white rock fireplace with built-in bench seating. Marble terrazzo floors flow throughout the home which boasts newly remodeled bathrooms and a carefully-appointed kitchen. Glass sliding doors open onto the outdoor dining and living room just steps away from the pool and separate waterfall spa. All feature gorgeous mountain views! Enjoy the built-in, poolside daybed reading and relaxing. At night, gather around the fire pit for a bit of warmth and stargazing.
The Living Room:
The living room features a 12’ sofa, configured in an L-shape to curl up on with family or friends by the fire or in front of the 70” LED TV. The open concept design allows you to flow from living to casual dining with expandable table to entertain up to 10 directly beside the kitchen with the spectacular, ever-present mountain views.
Super High-Speed WIFI, house account for Netflix, AppleTV in the living room and cable television throughout. Video Doorbell and security system. State-of-the-art ECOBEE heating and cooling system.
Outdoors:
Step outside to enjoy the outdoor living room with ample couch seating for all your guests. There are chaise lounges to sun on and a cushioned daybed to snooze by the pool. The dining area seats 8 and there is fire-pit seating for everyone. Enjoy the Weber 5 burner grill for all of your all-year ‘round cookouts. The backyard is fully enclosed, your private and secure oasis for family and pets.
The pool is done in the iconic kidney bean shape, popular in mid-century design, enjoy the superb mountain views from the pool and the infinity-edge spa.
Kitchen:
Stunning gourmet kitchen features white Caesarstone counters and bar. Custom bamboo kitchen cabinets. 4-burner Viking gas range with built-in grill, 48' KitchenAid built-in refrigerator, dishwasher, separate ice maker, fully stocked cookware, bakeware, cutlery, dinnerware, blenders and small appliances. You name, chances are good that we’ve got it! The freezer is just around the corner outside the home.
Bedrooms:
The first 3 Bedrooms are situated at the south wing of the home.
The Master: Enjoy the mountain views and the backyard fruit trees from your king-sized bed. You can easily step out to the spa from your sliding glass doors and enjoy your private en-suite bathroom, soaking tub, dual sink vanity and walk-in shower. You can catch up on your favorite shows on your internet capable TV; we provide access to Netflix and cable television. The master is also equipped with a trundle bed for small children.
Guest Room 2: Enjoy your own private patio and king-sized bed, internet capable TV. Private powder room with sink, vanity and toilette. Walk through to a shared shower (Jack-and-Jill shower area, shared with guest room 3).
Guest Room 3: Enjoy a king-sized bed, internet capable TV/Netflix/Cable, private powder room with sink, vanity and toilette. Walk through to a shared shower (Jack-and-Jill shower area, shared with guest room 2).
Guest Room 4: On the North side of the home, essentially in it's own private wing. This room is cool and serene, features a queen bed, internet capable TV/Netflix/Cable and (just across the hallway) full bathroom, vanity and walk-in shower.
Vista Las Palmas is a premier neighborhood of Palm Springs. It’s sometimes referred to as the ‘Beverly Hills’ of Palm Springs. This very affluent neighborhood is rich with architecture and Hollywood history. It should be noted this neighborhood has sound ordinances that are strictly enforced. The owner(s) like to stress this home is ideal for a dream vacation and relaxation but is by no means a “party-central” home. Each guest is expected be as good a neighbor as the owner(s) themselves. Special events like weddings are not allowed.
Palm Springs Vacation Rental Home Ordinance #1918:
New laws that apply to all Palm Springs vacation rental homes.

• Complete ban on all outdoor music and amplified sound. There can never be any outdoor music heard from outside the residence.
• Outdoor “Quiet Time” between 10pm to 10am.
• Overnight guests limit = 8 (Adults, kids, babies) + up to an additional 2 children under 12.
• No more than 4 total cars may be parked on, or in front of, the property.
• Trash must be disposed of in provided receptacles and cannot be visible from the street.
• All stays require a separate and signed rental agreement. (Online signatures via DocuSign)
• Primary renter must be at least 30 years old.
• Government issued photo ID must be provided by primary renter.
• All adult guests must sign the city of Palm Springs “Rules and Regulations” sheet agreeing to abide by all local Vacation Rental laws.
The city of Palm Springs now has “Vacation Rental Compliance Officers” to patrol and monitor all vacation rental homes. Any violation of the above laws the city will issue you a $500 ticket. Any guest receiving a citation from the city for illegal outdoor music or noise past 10pm will be asked to leave with no refund.
