This is an old, characterful house, with some eccentricities and crumbling corners. If you're after somewhere where everything is brand-new and flawless, with every room like something you might walk through in IKEA, then it's not the place for you, but if you want somewhere surprisingly large for the price, with big rooms to relax and have fun in, cosy and welcoming and in a brilliant location, then you won't be disappointed.
Primrose Cottage - a spacious 200-year-old traditional stone-built house - has been my family's holiday home for forty years. It has lots of character and original features, and is decorated in a relaxed style, with watercolours of local scenes, and a mix of new and antique furnishings. It’s the perfect place for families and dog lovers to enjoy a wonderful holiday where there's so much on your doorstep that you hardly need to get in the car.
A few yards up a lane off the seafront, the path from the front gate, slate-cobbled in a distinctive local style, leads under a bay tree to the clematis-covered porch. Inside, the sunlit kitchen, with traditional slate-floor, is the heart of the house, with space for the whole family around the old farmhouse table. Stable doors lead back out to the secluded, sheltered garden, a suntrap on days when the beach is windy, and the perfect place to enjoy a book surrounded by herbs, honeysuckle and roses rambling through the old pear tree.
The big, cosy sitting room (with brand-new comfy sofa and armchairs for 2022) has a games cupboard for a rainy day, gas fire and TV/DVD player(with a Now TV box allowing connection to all your streaming services) and a great range of books, including lots for the nature lover.
The large master bedroom has a new king-size bed, and a glimpse of the sea. Two further bedrooms have two single beds each and garden views looking out towards the water. All three bedrooms are cosy and bright, airy and peaceful.
Instow is a very special place, both peaceful and sociable. The seafront starts at the end of our lane, with Johns’ award-winning deli/café/shop/post office a few moments away. From the nearby quay you can take the ferry to the lively village of Appledore (and Sylvester’s amazing fish and chips). Two minutes’ walk further takes you to the beach, a great stretch of sand with views towards the UN-protected biosphere at Crow Point and out to Lundy Island. Children love having their own beach to race down to, building sandcastles as the tide comes in or shrimping in the pools at low tide. Dogs are welcome on a large area of the beach.
Hocking’s famous ice cream van parks behind the sea wall (clotted cream on your ice cream recommended), at the end of which are two fine family- and dog-friendly pub/restaurants. The Instow Arms is cosy, with a great restaurant; food at the Boathouse next door is just as good, and you can also enjoy a drink on their new sun deck, looking out on spectacular sunsets. Sand dunes rise as the beach continues, past the cricket ground and on to a wilder second beach.
The shady, tree-lined Tarka Trail runs the route of the old railway line behind the village and on toward both Bideford and Barnstaple - great for biking and walking. Further afield is the great swimming and surfing beach of Westward Ho (with lessons available at the North Devon Surf School) and the Royal North Devon Golf Course.
All the other attractions of North Devon are too numerous to mention. We never tire of coming here and we’re very pleased to welcome you to Primrose Cottage.
