Travel Purpose: business

Positive: The location of this studio is great, right at the intersection of Third Street Promenade and Arizona. A very walkable neighborhood with great restaurants, close to the beach, etc.

Negative: Okay, this is a tough one lol. Unfortunately, this short term rental is illegal. Santa Monica passed an ordinance prohibiting short term rentals except for home stays where the rental is connected to the permanent residence of the host, and the host is present throughout the rental. This studio apartment does not meet the requirements of Santa Monica city code. There are warning signs all over the building and they might seem a little over the top, but they do reflect the reality of the city code. The host assured me that they had a permit, but permits are not available for this type of short term rental. The city only issues permits for rentals that are within the permanent residence of the host, where the host is present for the duration of the rental. There was no enforcement during my three night stay, but it was unpleasant constantly seeing the signs warning that I could be charged with trespassing, etc.

Summary: A great spot, but in violation of Santa Monica laws.
