Magnolia Farm offers visitors the quintessential Vermont experience in a lovely pastoral hillside setting. Set on 22 acres of open fields and woodland on a quiet dead end road. The beautifully updated and expanded antique farmhouse is one of the oldest homes in Norwich. Originally built by the Waterman family in the late 1700's the home features 4 -5 bedrooms and 3 full bathrooms. The house has been lovingly renovated and updated over the past 10 years, including a gourmet kitchen and bathrooms that feature radiant heated floors and tile showers. The fabulous outdoor entertaining spaces. include a large mahogany deck with covered pergola and 6 person hot tub, a stone patio with firepit and adirondack chairs, a large swimming pond and a garden bar with a kegerator made from an antique refrigerator. The Ompompanusuc and Connecticut Rivers are at the bottom of the hill and a small boat launch is close by for launching canoes, kayaks and paddleboards. During the winter season, 3 fireplaces and a large woodstove make for cozy places to curl up with a book and a cup of tea or cocoa.
