The home is equipped with everything you need for a two night visit or a long term visit. and is much more comfortable and private than a luxury hotel. This guest home home is completely furnished, WiFi, cable, "32" inch Flat Screen and DVD with lofty and open spaciousness. The kitchen, living and bedroom are in one open loft space, with separate bath and closet areas. It has an abundance of natural lighting and striking views of downtown Los Angeles and the surrounding foothill and mountain areas. It is an oasis and if you are looking for privacy and a quiet natural, pet friendly (see pet rules below for more info) and serene setting this is the perfect location. Open your French doors to beautiful view of the swimming pool. The home features full bath with shower tub combo, walk thru close and kitchenette. You may see an occasional bear or a deer and its newborn baby fawn pass by your window. No Smoking environment.

Pet Rules: Pet rules: Pets less than 20lbs will be considered with a pet fee of $189 per pet and for pets 20lbs and less than 60lbs add $40 and for hairy pets add $60, pets over 60lbs add $75. If you fail to disclose the weight or whether your pet is hairy or not, it will be assumed that your pet is over 20lbs and hairy and you will be charged according to the fee schedule. Please note: Summer in Southern California is ant season; you are not allowed to leave food out on the floor all day for your dog. You must feed and put the food away or you will attract ants. We will not be held responsible for your failure to follow the rules. In addition if you plan to leave your pet in the home all day with the AC running just for your pet's comfort then you will incur an additional daily cost of $59 a day. You must bring your own pet bedding, All animals must be potty trained and are absolutely not allowed to use the bathroom in the house, if it is discovered that you pet has used the bathroom on the rug or in the home an additional cleaning fee of $250 will apply plus replacement of run or other damaged items. Pets must use the bathroom in the designated are ONLY and not on the green grass. DESIGNATED AREA: is in front of the home on the dirt only, if your facing the home from the street, behind the fence where the tall grass and orange trees are located. All feces must be picked up and bagged and placed into the black trash can in the front of the home, failure to do so will result in an additional clean up fee of $195. NO animals are allowed on the furniture, in the bed or in the pool, if you fail to follow this rule you agree to pay an additional $495 for additional cleaning for the couches and furniture, $175 for sheet and duvet replacement, in addition you agree to pay $250 for pool backwash and filter cleaning and $130 for the cost of a plumber plus any additional fees that the damage may have caused. All terms, conditions and fees are agreed an as a condition of your acceptance of this lease agreement. Please note: Your pet is not allowed to roam the property unsupervised or without being on a leash and if your pet is aggressive we reserve the right without refund to ask the you remove your pet from the property, any failure to honor our request will result in immediate cancellation of the reservation without refund. All terms, conditions and fees are agreed an as a condition of your acceptance of this lease agreement.
Pool rules: Pool hours are from 10am to 10 pm summer only. Pool rules: Pool/Jacuzzi hours open 10am close 10pm. New Optional Private Jacuzzi is separate from the listing and is available for an additional fee of $99 for 1 night. Note: Please check the weather prior to making a request and paying for the Jacuzzi. We do not offer refunds.(Please note children are not permitted in the Jacuzzi without an Adult present). NO DIVING OFF DIVING BOARD IS PERMITTED. Please do not hang your clothing or towels along the pool protective fence, it VOIDS our warranty. Parents must be present at the pool with all minor children. Children are not allowed at or around the pool by themselves. Parents agree to be 100 % liable for the safety of all minor children and all children must be listed on the reservation prior to coming onto the property. Diving board use is not permitted, we will not be responsible for any injury as a result of unauthorized use.
Please note for your protection and the protection of the property we have surveillance cameras on exterior of the property.
Please note: We do not permit or allow mail or have packages to be delivered to our home. In the event you leave an item behind by mistake and so long as you notify us within two hours of after your check out, we can leave the item at the front door for pick up, otherwise if you request us to mail your item(s), the trip fee to go to the post office is $49 plus shipping costs, otherwise you agree that it is ok to discard your items into the trash.
Early check in requests can be made for a fee of $79 for check in request prior to 5 pm and from 1-5pm only (this is not guaranteed and must be confirmed) You agree to pay a late check out fee of $79 up to 2 hours pass the allowed check out time of 10 am.
New: Smoking maybe permitted on exterior only with smoking fee of $199 and additional deposit of $199 to be returned if home does not smell like marijuana or smoke. Should it be discovered that you have smoked on the property without notice you will be charged the full fee of $398 for damages.
Member guest ID is required 24 hours prior to check in, failure to provide ID will result in cancellation without refund. 3rd party bookings are not permitted without prior written authorization here within the message board and will be cancelled without refund.
Service Dogs are permitted with prescription from your Doctor and an additional cleaning fee of $125, service animals are not permitted to be left in the home unattended.
Please note:
Surveillance or recording devices located on the exterior of the property for the protection and security of our guests and our property, we do not or never have had any cameras inside of the home. Any attempt to disconnect or cover the camera's by hand or body or other means will result in a $475 additional fee.
We are not responsible for evacuations due to natural disasters or acts of God, or rolling Public safety power shut offs to prevent fires.
Additional home on the property is not included and maybe occupied by other guests.
Please note: We do not allow mail or have any packages to be delivered to our home.
Any holdover or your failure to vacate after our demand is issued, will be considered trespassing upon our property under applicable California laws and statues and you agree that your full deposit will be compensation for damages and may be use to settle any outstanding claims, violations and or associated legal fees.
Please note if the Police/LA County Sheriffs are called to our property for any reason concerning your behavior or the behavior of your guests, you agree the reservation will be immediately cancelled on your behalf without refund and your deposit will be forfeit as damages and you agree upon notice to vacate the property immediately. This is considered an nuisance an embarrassment and disruptive to our home and neighbors.
We do not tolerate guests who are hostile toward the host or other guests and if this should occur for any reason your reservation will be cancelled immediately without refund.
All terms, conditions and fees are acknowledged and accepted upon your execution and lease of the property.
